Time is Money, so to prevent any down time without a tenant Host are more than happy to view the property with you. This may help in maximising the potential of the property i.e There may be minor concerns which if addressed now may prevent more costly repairs later and first impressions count when trying to secure the right tenant. We would always suggest addressing any DIY jobs you have been meaning to do, a fresh coat of paint where necessary with a proper professional clean.

This also helps with an inventory prior to the tenant moving in and prevent arguments when they move out over the Deposit which will be placed with the TDS.

If required, Host have access to various tradesman- professional workmen at competitive rates which cover all types of jobs.

Accepting a Tenant

As soon as a Tenant has viewed your property we will contact you directly to discuss the applicant in detail. From the information we provide and our discussion, you can decide if the tenant will be acceptable. Rules have changed from 1st June 2019 so we are no longer able to take a holding fee to secure the property for the tenant. We therefore endeavour to carry out the referencing process as soon as possible.

Once you accept an offer from an applicant, we will do the following:

  • Collect references
  • Carry out inventory / inspection
  • The tenant will complete an application form and provide their personal details and details of their references
  • Meet the tenant to sign all paperwork and hand over keys

For your added peace of mind, where applicable we hold the deposit as a stakeholder (required by law to be registered in a certified rent deposit scheme) and register this with the TDS (Tenancy Deposit Scheme).

Tenant is signed up

The funds (less any deductions) will be transferred into your account of preference. Once a year we can send a breakdown of property finances at an agreed amount
